This is a retirement home used for entertaining family and friends on a regular basis.  The site is a narrow urban property with two street fronts.

The front lakeside faces South with a covered patio.  This patio roof also creates a breezeway affect to naturally cool the home with lake breezes.  The large limestone seats gather heat and radiate warmth into the patio and home.  The long pieces of limestone each weighed 1,450 lbs!

The rear street allowed basement auto. access under the home to maximize site green space and conditioned interior space.  Basement access turned the rear elevation into a dynamic 3-story structure.  A carport extends over the garage and provides human scale to this elevation.  It also keeps the snow away from the garage door and becomes a nice covered outdoor space.

An open floor plan takes advantage of the homes South facing elevation and water views with a Passive Solar design Strategy. Spray-foam insulation helps to save the clients nearly ½ of the energy costs compared to their previous home of similar size.
